Project City Gate Manchester

Award-winning Stamisol Safe One Membrane A2 used for the recladding for better fire safety at the City Gate in Manchester

Our facade breather membrane plays a key role in improving fire safety at City Gate, so our product is proving its value in the construction sector following the Grenfell disaster as part of a recladding project for the City Gate apartment buildings in Castlefield, Manchester.

With decades of experience in building facade projects, Bell Building Projects (BBP) was appointed as principal contractor overseeing the replacement of dangerous cladding. BBP chose cladding contractor, Everclad, to replace the aluminium composite material (ACM) cladding which was fitted by the original developer over 15 years ago and does not meet the latest fire safety regulations introduced in December 2018 in response to the Grenfell disaster. As part of the façade upgrade, Everclad installed our Stamisol Safe One breather membrane, the first product of its kind in the UK to combine a W1 rating for water resistance with an A2 rating under the Euroclass system for assessing the fire risk of building materials. As well as offering unrivalled fire safety and water repellence, Stamisol Safe One provides high water vapour permeability to control condensation within the building’s interior, maintaining the long-term condition of its construction.

As with facades, membranes should meet the same requirements of Euroclass A2 or higher.

There will be a change in the coming years in the legislative enforcement of building membranes that do not achieve Euroclass A2 or above, as there is a compelling case for membranes to be subject to the same stringent legislation that applies to façades. ACM cladding installed prior to the Grenfell disaster is currently being replaced across the UK and in many cases building membranes are also being replaced as part of this work. BBP has been commissioned to carry out many of these projects in major cities such as Manchester. At City Gate, BBP and Everclad decided that the membrane should meet the same fire safety standards as the cladding, which led to the decision to use the Stamisol Safe One system.

A new need for fire safety

In buildings higher than 11 m or high-risk buildings, where mobility may be an issue, fire-fighting control and evacuation is only possible to a limited extent. In order to develop future-oriented concepts in fire safety, the façade membrane is an essential element when incorporated into a wider fire engineering strategy.
